MINNEAPOLIS, Sept. 6, 2017 – One of the most popular articles Healthcare Real Estate Insights™ magazine has ever published was the October 2014 cover story “Who are the largest owners of healthcare real estate?” The article was based on a first-ever report from the healthcare real estate (HRE) research firm Revista, using HRE ownership data through the end of 2013. This week, HREI™ subscribers will be treated to an exclusive first look at Revista’s freshly updated list of the top 50 HRE owners.

Revista’s new “Top 50 Owners of Medical Real Estate” report details each owner’s total gross real estate assets, gross real estate by entity type, construction versus gross assets, and ranks the top medical real estate owners on the basis of total asset value and year-over-year growth.
The “Top 50 Owners of Medical Real Estate” report provides a summary and detailed analysis on the 50 largest U.S. medical real estate owners. Analyzed in the report are for-profit and not-for-profit hospital/health systems, as well as healthcare-focused real estate investment trusts (REITs) that make available year-end balance sheets.
Here are some highlights from the new report (all based on 2016 data):
- The nation’s top 50 HRE owners own $355.7 billion worth of property.
- The top 50 owners grew their real estate holdings by 7.4 percent from year-end 2015, when the total was $330.9 billion.
- The top three HRE owners in the country remain the same as reported in 2013. In first place is Kaiser Foundation Hospitals, with $35.6 billion in gross real estate assets (up from $31.7 million in property assets in 2013); Welltower (formerly Health Care REIT) comes in second at $29 billion (up from $22.6 billion in 2013); and Ventas Inc. (takes third at $25.3 billion (up from about $20.4 billion in 2013.)
- The top 10 entities on the list include four REITs: Welltower, Ventas, HCP Inc. and Omega Healthcare Investors; five not-for-profit health systems: Kaiser, Ascension Health, Providence Health Systems, Catholic Health Initiatives and CHE Trinity Health; and one for-profit health system: Hospital Corporation of America.
- Of the 50 largest owners, Omega, a REIT, grew its medical real estate portfolio the fastest in 2016, to a total of $12.3 billion in gross assets at year end, up 82.3 percent from $6.8 billion in 2015.
- Of the 50 largest owners, BJC Healthcare had the highest construction as a percent of overall real estate assets in 2016, with about $800 million in construction as of year-end, equal to 26.1 percent of its $3.11 billion in gross real estate assets.
“Of course, the data used to compile any list of this kind is constantly changing,” Mr. Hargrave notes. “For example, the recent acquisition of most of the Duke Realty healthcare real estate portfolio by Healthcare Trust of America will have a sizable impact on the final rankings for this year. But we continue to track the data on an ongoing basis, and we’ll certainly have another update next year.”
