Thank you for your interest in acquiring Bridgeton Medical Office Building. This letter is to advise you that the seller has requested a written expression of your interest in purchasing the Property by 4:00pm on Friday June 17th, 2016.
Please note a minor change necessary to the Argus model provided to investors:
- An updated Argus model has been uploaded to the data room in order to properly reflect Tots thru Teens Pediatrics expense reimbursement
- SSM Sleep Center is in the process of renewing for 5 more years (current expiration 2017)
- Tots thru Teens is being acquired by SSM bringing the total GLA leased by the hospital over 50%
Please note the following as you prepare your offer letter:
Offer Date – An offer date has been set for Friday, June 17th. All offers should be received by HFF’s Chicago office by 4:00 PM Central Time. Offers can be faxed to (312) 528-3651 or sent via email to the undersigned at HFF.
Financing – Please address your financing assumptions in your offer letter. HFF has generated considerable interest in debt placement from the lending community. Please contact Jason Bond (312.980.3608) to discuss available financing alternatives.
Capital Source and Approval Process – Please specify the source of capital for your offer and the remaining approvals required, if any, to execute a binding purchase and sale agreement.
Due Diligence and Closing Process and Timing – Please specify your timing and schedule for due diligence and closing.
Deposits and Timing – Please specify the amount of your earnest money deposit and the milestone schedule for the deposit to become non-refundable.
Closing Costs – Please outline your expectations for closing costs and the party responsible for payment of those costs. Please specifically address State of Missouri transfer taxes; title and survey costs; and any other closing costs assumed in your offer.
