Transactions: More Healthcare Real Estate Transaction News

  • HSA PrimeCare, the healthcare real estate division of Chicago-based HSA Commercial Real Estate, recently acquired Elizabeth Park South Medical Center, a 42,040 square foot MOB at 70th Street and Pioneers Boulevard in Lincoln, Neb. HSA did not disclose the price, but county records indicate that it was about $8.8 million. The facility is occupied by the 1996 building’s three original tenants, Lincoln Pediatric Group, Lincoln Behavioral Group, and Physician Network’s East Lincoln Internal Medicine, a subsidiary of Englewood, Colo.-based Catholic Health Initiatives. Jon Boley, senior VP of acquisitions and development, noted in a statement that with HSA PrimeCare was attracted to the property because of the stability of the tenants. The MOB is in what HSA officials call “a convenient off-campus location” about 3 miles south of the 260-bed St. Elizabeth Regional Medical Center.
  • One of the biggest deals of the fourth quarter (Q4) closed in Houston. In a recapitalization deal for an unpublicized amount, the JLL Healthcare Capital Markets team represented the owner of Life Science Plaza, a 348,000 square foot facility at the gateway of the massive Texas Medical Center. The nine-story building is fully occupied under long-term leases to life science, clinical and hospital tenants. Mindy Berman of JLL served as the owner’s exclusive advisor along with Steve Leathers and Daniel Turley. Built in 2009, the facility is LEED Gold certified by the U.S. Green Building Council (USGBC).
  • A private buyer, George Krikorian, recently acquired the Lomas Sante Fe Medical Center, a two-building MOB complex at 530 Lomas Sante Fe Drive in Solano Beach, Calif. According to RCA, Mr. Krikorian, who owns Krikorian Premier Theaters, paid $15.5 million to acquire the property from William Rawlings, a dentist with an office at the facility. The PSF was about $560. 
