
The 80,000-square-foot Centegra Health Medical Office Building (MOB), which is expected to be completed in February 2017, will fill an important need in the Huntley, Ill. area, which has limited on- and off-campus medical office space.

VILLAGE OF HUNTLEY, Ill., and INDIANAPOLIS, Feb. 24, 2016 – Duke Realty, an Indianapolis-based commercial real estate developer, will develop an 80,000-square-foot, four-story medical office building for Centegra Health in the Village of Huntley, about one hour northwest of Chicago. The building will be located on Centegra Health-Huntley’s campus on Algonquin Road.
The new MOB, which is expected to be completed in February 2017, will be connected to the 360,000-square-foot, 128-bed Centegra Hospital-Huntley, which is currently being developed and has a planned completion date of August 2016. The MOB also will be connected to an existing 56,000-square-foot Ambulatory Care Center on the campus. The project includes the addition of 375 parking spaces.
Centegra Health executives say the location for the new MOB and hospital is ideal because the area is experiencing strong population and development growth.
“The Village of Huntley and McHenry and Kane Counties are experiencing tremendous growth, so there’s increased demand for all types of services, including healthcare,” says Jason Sciarro, President and Chief Operating Officer of Centegra. “In addition, a number of businesses are opening new facilities in Huntley, and access to the area is improving with the new Interstate 90 and Route 47 interchange and a planned Amtrak stop.”
Tenants that have already signed leases in the new MOB include Rosalind Franklin University of Medicine and Science, which will occupy 30,000 square feet, and Northern Illinois Medical Center, which will occupy 20,000 square feet and retain 6,000 square feet for future development. Space also is available for lease by other healthcare practices.
Keith Konkoli, Duke Realty Executive Vice President, Healthcare, notes, “There is little on- or off-campus medical office space in the Huntley area, so the Centegra MOB is sorely needed. Although we just began developing the facility, it has already attracted strong anchor tenants, and there is a great deal of interest in the remaining space.”
Chicago-based Power Construction is the general contractor for the project; Kahler Slater, which is headquartered in Milwaukee, is the architect; and St. Charles, Ill.-based O’Donnell Commercial Real Estate is managing leasing for the facility.
