The advantages of loan consolidation through refinancing and recapitalization

Thanks to the many disparate sources of capital now available to medical office building investors, borrowers can often find themselves with multiple individual loans, frequently from different lenders. Often an investor will use a different financing source for construction loans, a second financing source for value-add buildings and a third source for core or stabilized buildings. While there is certainly nothing wrong with this approach, once the projects are closer to the same category, there may be advantages to consolidating loans into one portfolio.
