When Carolina Orthopaedic & Sports Medicine Center needed to grow, it selected a 12-acre tract adjacent to a local hospital. However, project costs were too high because of expensive site work and a building design that was 16 percent over budget. Enter Brackett Flagship Properties, which negotiated a reduced land price, subdivided the property and sold 4.5 acres to the hospital, and saved $250,000 on site work. The developer’s architect also redesigned the project, saving $1.2 million. Since the facility opened, the group practice has added new physicians and staff, reduced wait times, and lifted employee morale to record levels.

As the healthcare delivery model changes, systems need ways to grow their businesses while cutting costs. To do that, a partnership of Dallas-based Baylor Scott & White Health and Emerus Hospital Partners of The Woodlands, Texas, turned to Duke Realty Corp. to develop six freestanding emergency departments (FEDs) in fast-growing Dallas-Fort Worth suburbs. Duke Realty provided the needed equity financing and moved quickly with land due diligence, design and construction in developing the FEDs, which have enabled the systems to enhance their brands while expanding their footprints and service areas without taking on the real estate risk.

Developer: The Keith Corp.

Blue Ridge Regional Hospital (BRRH) urgently needed a new outpatient facility to attract physicians and provide much-needed services in its remote, economically challenged mountain community. Building costs were prohibitive, so BRRH brought in The Keith Corp. (TKC) to tackle the problem. TKC secured $1.5 million of market tax credits to pay for tenant improvements, formed a joint venture with Mission Health, and had the health system, with its excellent credit rating, back the lease. With rents much less than what the hospital would have warranted on its own, BRRH has recruited new physicians and enhanced patient satisfaction.

As D-1 Sports Training and Panorama Orthopedic and Spine Center planned a new facility in this affluent Denver suburb, the partners needed a developer that could navigate a complex entitlement process while moving as quickly as possible. The Keith Corp. (TKC) did just that, tackling a number of complex agreements and obtaining advantageous financing. TKC’s design-build firm also came up with a modern design with mountain views and high visibility. By opening the building in early 2015, D-1 was also able to capitalize on “New Year’s resolution” memberships, and Panorama Orthopedic has been able to grab market share.

Developer: Rendina Healthcare Real Estate

When Jupiter Medical Center identified a need for advanced breast health services in the community, it contacted Rendina to overcome numerous project challenges. The company navigated the community’s strict building codes, brought together multiple parties to share one vision, and built one of South Florida’s few LEED Silver certified MOBs. The Margaret W. Niedland Breast Center opened in April 2015, offering a full continuum of breast health services under one roof. The building not only incorporates the latest in technological advancements but uses a feng-shui design and “spa-like” aesthetics to aid in the healing process.
