Transactions: More Healthcare Real Estate Transactions

  • Two medical facilities in Raleigh, N.C.’s Brier Creek area recently changed hands, according to the local Triangle Business Journal. Alm Street Medical Office, a two-story, 30,924 square foot facility at 10211 Alm St. was sold for $12.5 million, or $404 PSF, according to the business publication. It was sold to an entity affiliated with Roebling Investment Co. of Hackensack, N.J., by Raleigh investor Robert Hicks and Florida investor Michael Puder, who are partners in PH Developers. The building was fully leased to clinics associated with Duke University Health System at the time of the sale. Robert Sprouse of Pickett-Sprouse Real Estate in Durham, N.C., represented the sellers. The other transaction involved the 51,505 square foot Brier Creek Medical Park II building at 10207 Cerny St. The property was reportedly sold to 10207 Cerny Street LLC, an affiliate of Cary, N.C., real estate investor and developer Gregg Sandreuter, for $7.89 million, or $153 PSF. The seller was an entity affiliated with LRC Opportunity Fund of Rye Brook, N.Y., which had paid $5.2 million for the property in 2012.
