Outpatient Projects: NCA Real Estate to develop MOB on site next to hospital in Sierra Vista, Calif.

SIERRA VISTA, Calif. – There’s a perfect storm brewing in California for moving more and more healthcare services into outpatient settings.

In addition to a national shift toward providing more care outside of the hospital, health systems in the Golden State have an extra incentive to provide services in lower-cost settings: the state’s Senate Bill 1953, which requires all inpatient hospitals to be earthquake resistant by a number of deadlines, the most common of which is 2030, or face the prospect of making costly rebuilds.

Amid this backdrop, the 249-bed St. Joseph’s Mission Hospital in Orange County is having a 110,000 square foot MOB built on a vacant parcel across the street, next to a busy regional shopping center, the Shops at Mission Viejo. The developer and owner of the Mission Viejo Medical Center is Newport Beach, Calif.-based NCA Real Estate, a 12-year-old firm that started developing medical facilities in 2009. Built adjacent to the MOB will be a five-story parking structure.

The Newport Beach office of NGKF Global Healthcare Services, whose team comprises Garth Hogan, John Scruggs and Ryan Clark, was selected by NCA to handle pre-leasing. According to Mr. Hogan, the building has been designed to accommodate larger tenants, such as group practices, with up to 25,000 square feet of contiguous space on each floor. The ground floor could be home to a café and diagnostic and support-service providers.

NCA says the building will have an ambulatory drop-off area and will be designed under the principles of Leadership in Energy and Efficiency Design (LEED). NCA says it is focused on medical office and multi-family acquisitions and development.
