Three Crowns Park is Converting Skilled Nursing Unit to Memory Care Center
Friendship Village of Schaumburg Updating Various Interior and Exterior Spaces
Naperville, Ill. (July 2, 2013)—Ryan Companies US, Inc. has begun senior housing renovation enhancements for Three Crowns Park in Evanston, Ill., and Friendship Village of Schaumburg in Schaumburg, Ill. These projects add to Ryan’s strong senior housing portfolio which includes the recent completion of the development of Thomas Place Orland Park in Orland Park, Ill.

Eric Abrams is the Project Manager for the FriendshipVillage assignment. Barry Sullivan is the Senior Project Manager for ThreeCrownsPark. ARCH Consultants, ltd. is the Owner’s representative for both projects, continuing a long-standing relationship between Ryan and ARCH.
Ryan is renovating half of the third floor of ThreeCrownsPark’s Landstrom Manor building. Though not in use, the space had comprised a skilled nursing unit. As part of the conversion, Ryan first has conducted extensive demolition. Ultimately, Ryan will be adding a new kitchen and dining facility with all new commercial-grade food service equipment; installing a state-of-the-art nurse call and wandering security system; and upgrading the residential component creating a 14-bed nursing care household. The space being remodeled totals approximately 10,000 square feet. The project is expected to be completed in late July.
Three Crowns Park was first established in 1894 under Swedish auspices. Now a community based Continuing Care Retirement Community, ThreeCrownsPark offers a full range of services and living arrangements for elders including independent living, assisted living, memory support and nursing care. The community is comprised of 116 independent living apartments 54 assisted living apartments and 35 nursing beds (soon to be expanded to 49 beds). Amenities include a swimming pool, fitness center, library, large events room, and a variety of dining options.
According to Sullivan, the biggest opportunities associated with the renovation are navigating the process in a mature area with limited parking and partnering with Three Crowns Park minimize disruption in the lives of the residents living in the adjacent nursing care household, apartments on the first two floors and the memory care household on the first floor.
“We strive to be good neighbors, communicating with residents, not interrupting the activities already taking place at ThreeCrownsPark, and limiting construction traffic to be respectful of those who live in the surrounding residential neighborhood,” Sullivan said.
At FriendshipVillage, Ryan will complete a series of interior and exterior projects over the course of the next five to six months. On the exterior, Ryan will demo and rebuild various hardscape areas, including a decorative fountain and a tenant atrium that features a stone labyrinth that is part of the community’s memory care program.
The primary interior project will be the comprehensive renovation of the Briarwood Wing, a phase of the community that features approximately 80 living units. The scope of the renovation will include renovating common areas and tenant spaces, and rebuilding the existing physical and occupational therapy areas. The project is expected to be completed by early fall.

These projects account for in excess of 3,000 units, including more than 1,000 units in market-rate and affordable senior housing projects, which have been placed into service or are under construction.
