NEW LENOX, Ill. – Denver-based NexCore Group has made plenty of progress on filling up the MOB that it developed and owns on the campus of the new Silver Cross Hospital in New Lenox, a southwest suburb of Chicago.
NexCore reports that since the beginning of 2013 it has finalized leases for more than 22,000 square feet of space at the 182,000 square foot Pavilion A Medical Office Building on the campus of the $400 million, 289-bed hospital, which opened in February 2012.
NexCore completed Pavilion A in December 2011 and performs its own property management and leasing services for the facility.
As for the tenants in the building, Silver Cross Hospital occupies 68,000 rentable square feet on the first two floors of the building, where it offers a variety of outpatient services. The remaining four floors, which have 106,000 square feet of space, includes office suits for physicians and physician practices.
Tenants recently signing leases include C & R Medical Group, which doubled the size of its practice; Pain Treatment Centers of Illinois; Premier Dermatology; Primary Care Professionals; Sanitas Medical Group; and Vitas Health Care Corp. of Illinois. NexCore officials say they are in talks with other prospective tenants as well.
NexCore’s MOB is not only located on the campus, but the building provides direct access to the hospital on three levels.
Silver Cross officials note that the integration of inpatient and outpatient services improves the “patient experience and provider efficiency.” According to Bill Brownlow, Silver Cross’s chief financial officer, the hospital’s outpatient volumes have increased by 6.5 percent since Pavilion A opened in December 2011.

In addition to the medical tenants, Pavilion A includes a Walgreens pharmacy, a full-service eye care center, a café and hospital ambassadors to help patients with wayfinding, transportation and door-to-door service.
