Within the next 10 years, healthcare reform could bring coverage to an estimated 27 million to 30 million uninsured Americans, though the final tally will depend on state-level participation in Medicaid expansion. The 65-year-plus age cohort will grow by approximately 18 million individuals over the same time period, accounting for 18 percent of the nation’s population by 2023. This age group currently comprises 13 percent of the U.S. population and already accounts for more than one-third of the all healthcare expenditures nationwide. While public policy and demographics point to a surge in healthcare demand, ever-increasing operational costs and prospects for a sizable physician shortage are forcing providers to identify and exploit opportunities to create efficiencies and maximize revenues. Many large practices and health systems have started to look to real estate for assistance in meeting these objectives.
