DALLAS, Texas – May 10, 2013 – CBRE arranged the sale of Willow Creek Medical Center, a 27,993-square-foot medical office building in Palestine, Texas, anchored by an ambulatory surgery center. Scott Herbold, Chris Bodnar and Lee Asher of CBRE’s U.S. Healthcare Capital Markets Group represented the seller.
The facility is located in Palestine’s Willow Creek Business Park on Loop 256. It was constructed in 2010 by The Cirrus Group in Dallas, who stepped in to recapitalize and complete the project that was started by a local group of physicians.
Designed to stem the outflow of surgical procedures to medical centers in Tyler and Dallas, Willow Creek Medical Center not only serves the needs of Anderson County, but is now the preferred destination for residents in surrounding counties.
The higher-end design and materials of Willow Creek Medical Center are typically found only in prestigious areas of larger cities. Covered patient drop-off and discharge areas at both the front and rear of the facility allow patients to access each floor directly. Other features include a shared conference room, generous common areas, standing seam metal roof, backup generator and mobile MRI bay.
CBRE’s U.S. Healthcare Capital Markets Group specializes in providing healthcare real estate investors with acquisition, disposition and debt & equity recapitalization strategies; assisting healthcare providers with strategic capital planning (including monetization of non-core real estate); and advising health systems and physician groups in the developer selection process.
