That’s the national average medical office building (MOB) capitalization rate for all of 2012, according to real estate research firm Real Capital Analytics (RCA) Inc. That includes both on- and off-campus facilities, as well as MOBs of varying quality levels. Of course, it can be dangerous to generalize because a range of factors contribute to the cap rate for a specific asset, including the quality of the facility, its occupancy rate, and the credit quality of its tenants.
