New York-based Nuveen Real Estate (NRE), part of Nuveen, the global asset‑management arm of TIAA (Teachers Insurance and Annuity Association of America), has made quite a splash in the healthcare real estate (HRE) sector in recent years.

Established in Chicago in 1898 as John Nuveen & Company, the investment firm evolved over the decades into Nuveen Investments, and was later acquired by TIAA in 2014, eventually becoming TIAA’s primary asset management brand.

With a total assets under management (AUM) in all property types totaling $136 billion, the firm also invests in an array of housing properties, industrial and logistics facilities, retail and mixed-use properties, office buildings, and alternative assets that include data centers and self-storage. Since 2019, Nuveen has built an HRE portfolio of more than $2.5 billion in AUM across more than 100 properties.

When investing in the HRE sector, Nuveen often partners with established firms, such as Denver-based NexCore Group LLC and Pensacola, Fla.-based Catalyst Healthcare Real Estate.
