PHOENIX, Ariz. — September 8, 2026 — Academic Urology and Urogynecology of Arizona, PC (AUUA) has completed the purchase of a 7,593-square-foot medical office building at 20045 N. 19th Avenue in Phoenix from Seth Properties, LLC. The transaction, valued at $2,400,000 — approximately $316 per square foot — closed on September 3, 2026.
Situated just off the Loop 101 near 19th Avenue, the property sits in one of the Valley’s most accessible medical corridors, placing the practice within easy reach of patients from the West Valley, North Phoenix, and beyond.
“My practice enjoyed this location for several years,” said Nikesh Seth, M.D. of Seth Properties, LLC. “The urology group will be able to serve its patients from a wide area with this location just off the 101 on 19th Avenue.”
Ownership as a Long-Term Investment in Patient Care
The purchase reflects a decision increasingly common among established specialty medical groups: trading a leased suite for outright ownership of the real estate where they practice. For AUUA, that shift carries benefits that extend well beyond the balance sheet.
