The transaction closed for $10,500,000, representing a highly competitive pricing benchmark of $111,702 per bed.

The portfolio includes Franklin County Rehab Center (64 beds) and The Villa Rehab Center (30 beds). Both communities benefit from high barriers to entry, strong occupancy, limited direct competition within a 20-mile radius, and a favorable local quality mix.
