DOCPROPERTIES’ 2026 Q2 Western Regional Quarterly Report shows a healthcare real estate market still gaining momentum, with national sales transaction volume up 76.8% year-over-year. Every state tracked posted growth: Colorado Springs, Albuquerque, and Ogden each saw 100% YoY increases off smaller bases, while Las Vegas (+50.7%), Tucson (+38.7%), and Denver (+10.7%) led the larger metros, anchored by the quarter’s marquee sale — Fidelity Management & Research’s $51.5 million purchase of a 93,565-square-foot medical building in Gilbert, AZ, at roughly $550 per square foot. Occupancy and NNN rents mostly held steady to modestly higher across markets (Denver’s occupancy was flat at 91.3%, though Salt Lake rents eased from $23.45 to $22.97 per square foot), suggesting the market is absorbing new supply without overheating.
