The portfolio consists of five well-established skilled nursing facilities totaling 355 functional beds, primarily concentrated within the strategic Boston-Providence corridor. Navigating a complex operational environment while in receivership, the properties presented a significant turnaround opportunity with strong, baseline occupancy averaging 89%.
The portfolio was acquired by a growing regional owner-operator looking to strategically expand their footprint in the Northeast.
ESI represented the institutional seller in the transaction and executed a highly strategic marketing process to overcome the complexities of the receivership. ESI successfully unlocked hidden value for the client by identifying over $2.6 million in immediate expense synergies from outsourced departments and showcasing $4.35 million in additional Medicaid and Medicare reimbursement. Through this comprehensive approach, ESI drove competitive interest and secured a buyer equipped with the scale and regional focus to maximize the portfolio’s potential.
