News Release: Novant Health advances plans for new Hilton Head Island medical hub following town land sale

HILTON HEAD ISLAND, S.C. – The Town of Hilton Head Island completed the sale of the former Modern Classic Motors site at 355 William Hilton Parkway to Novant Health for $4.34 million on Friday, May 8, 2026.

Novant Health plans to construct a new medical facility on the 4.57-acre site, bringing expanded access to healthcare services to the Island. The project represents another significant step in Novant Health’s long-term commitment to Hilton Head Island and the surrounding Lowcountry communities.

“For years, our community has recognized the need for expanded healthcare services here on Hilton Head Island, and I’m encouraged to see real momentum moving this effort forward. As our Island continues to grow, it’s essential that access to quality healthcare grows with it. Novant Health has been a strong community partner, and I look forward to seeing their investment and vision enhance healthcare services for our residents and visitors,” said Mayor Alan Perry.

On December 9, 2025, the Town Council members approved a resolution to sell the property to Novant Health. After a competitive public solicitation process, Novant was selected to develop a facility at the site. “This sale marks a pivotal moment for healthcare in our community. As Novant Health moves forward with their plans for a new medical campus, we can look ahead to a future with expanded health services, more jobs and a stronger economy for Hilton Head Island,” said Town Manager Marc Orlando.

Novant Health’s planned Hilton Head Island facility will include:

  • A 25,000-square-foot medical office building designed to host a range of potential services including primary care, physical therapy and urology.
  • 15,000 square feet of additional medical office space to meet the community’s growing needs.
  • An estimated $25.3 million investment, which includes land acquisition, construction, equipment and technology.
  • Creation of approximately 50 new jobs in Hilton Head Island.

This project closely aligns with Hilton Head Island’s recently adopted Strategic Action Plan for Fiscal Years 2026-2028, which serves as a community-informed blueprint guiding the priorities of the Town Council. Among the Plan’s top 10 goals is “expanding and diversifying business sector recruitment and retention, including healthcare, technology and other primary job sectors.”

By selecting Novant Health’s proposal to transform the former Modern Classic Motors site into a modern medical office facility, the Town is putting that goal into action — expanding healthcare access, creating local jobs and strengthening the Island’s long-term economic vitality.
