Located at 100 Wilmington West Chester Pike in Chadds Ford, Pennsylvania, the Property was completed in 2022 as a build-to-suit facility and is fully leased on a long-term triple-net basis. ROSI serves as a highly specialized outpatient center focused on joint replacement procedures, with two operating rooms and an integrated care model that includes pre- and post-operative consultations, physical therapy, and related orthopedic support services. The center is led by Dr. Steven M. Dellose and Dr. James J. Rubano, award-winning, board-certified orthopedic surgeons and among the first board-certified joint replacement specialists in Wilmington, Delaware.
