News Release: CBRE Arranges Sale of Greenfield MOB & ASC in Phoenix MSA

Phoenix – March 4, 2026 – CBRE is pleased to announce that it facilitated the sale of Greenfield MOB & ASC, a 29,827-square-foot medical outpatient building (MOB) and ambulatory surgery center (ASC) located at 2450 East Guadalupe Road in Gilbert, Arizona, to Woodside Health.

 The Greenfield MOB & ASC is a single-story, fully occupied, multi-tenanted facility strategically located in the flourishing Gilbert submarket of Phoenix. It is anchored by Mountain View Surgery Center Gilbert, a partnership between the physician owners and the leading ambulatory surgery center operator United Surgical Partners International (USPI), on a newly executed extension featuring three operating rooms. The highly active surgery center has an average monthly case volume between 300 to 325 cases. The remaining tenancy is leased to eight tenants offering diverse services such as podiatry, periodontics, mental and behavioral health, ophthalmology, dentistry, pediatric therapy, pharmaceutical, vascular and medical spa services creating an all encompassing medical outpatient environment.

The property boasts proximity to three acute care facilities within a 7-mile radius: Banner Gateway Medical Center (286 Beds), Dignity Health Mercy Gilbert Medical Center (197 Beds) and Dignity Health Arizona General Hospital (50 Beds). 

 The purchaser, Woodside Health, is a Cleveland, Ohio- based private equity firm founded in 2010, specializing in investing in medical outpatient buildings.
