Blue Ridge, Georgia – February 5, 2026 – Berkadia, a distinguished leader in the commercial real estate sector, announced today the sale of Blue Ridge Assisted Living Memory Care in Blue Ridge, Georgia and The Trace in Covington, Louisiana. The communities total 186 units and each offer assisted living and memory care services. Built in 2009 and 2016, both communities were over 90% occupied at the time of closing.
Managing Directors Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers of Berkadia Seniors Housing & Healthcare closed the sale transaction on behalf of an undisclosed seller. The properties were purchased by a long-time owner of senior living communities. Phoenix Senior Livingwill manage the communities moving forward.
