Feature Story: 85% of MOB investors plan to invest more in 2026

Optimism abounds in CBRE’s annual survey and ‘State of the Market’ webcast

NATIONAL – Although there are still some potential hurdles to overcome for the healthcare real estate (HRE) sector, optimism among those involved is about as high as it can get heading into the rest of 2026.

In fact, according to the newly released 2026 Investor & Developer Survey conducted by the U.S. Healthcare Capital Markets team with CBRE Group Inc. (NYSE: CBRE), which received “hundreds” of responses from people and firms involved in HRE, all of them – yes, every one of the respondents – said that they consider the sector to be “recession-resistant” heading into the coming year. That was up 4 percentage points from a year earlier.

“They either responded that the sector is ‘moderately’ resistant or ‘significantly’ resistant in 2026,” said Chris Bodnar, vice chair of investment properties and leader of CBRE’s U.S. Healthcare Capital Markets team.

Mr. Bodnar added that, when asked for the occupancy rates of their medical outpatient building (MOB) portfolios, “91 percent of our respondents said that it was either the same or higher than the previous year.

“I will say that these are the most positive responses to these questions that we’ve received in our survey in over a decade. So, that certainly gives us some excitement … heading into 2026.”

Mr. Bodnar made his comments while he hosted CBRE’s “2026 Healthcare Capital Markets State of the Market” webcast, which aired on Jan. 20. The webcast covered a wide variety of topics and statistics concerning the HRE and MOB sector, with presentations being made by members of the CBRE healthcare team as well as Dan McNulty, CEO of New York-based BlackBirch Capital, CBRE’s investment banking partner.

Also providing input concerning the healthcare industry and, subsequently, the HRE sector, was Scott Becker, founder and publisher of Becker’s Hospital Review. He provided a list of the top 10 issues in healthcare as we head into the remainder of 2026.
