Southern Texas – Evans Senior Investments (ESI) is proud to announce the successful sale of the remaining assets within the Cornerstone Portfolio, two assisted living and memory care communities serving residents across Southern Texas.
The portfolio consists of Trinity Oaks of Pearland, an 80-unit independent and assisted living community, and Trinity Shores of Port Lavaca, a 62-unit assisted living and memory care facility. ESI represented an institutional owner looking to recycle capital. Despite the complexities of a multi-asset transaction, ESI’s focused marketing approach attracted a qualified buyer who recognized the immense upside potential in the growing Texas market.
Denton Floyd Real Estate Group, the buyer, has partnered with Triple Crown Senior Living to manage daily community operations. Despite the portfolio’s attractive HUD financing, Denton Floyd retired the remaining HUD balance and placed new debt on the assets, expediting the closing timeline.
