News Release: CBRE Arranges Refinancing on Medical Building in Marin County

San Francisco – October 27, 2025 – CBRE helped secure permanent financing on the Foster City Medical Pavilion, a 40,502-square-foot medical outpatient building (“MOB”) located in Foster City, California.

Zack Holderman and Jesse Greshin of the CBRE U.S. Healthcare Capital Markets’ Debt & Structured Finance team, alongside their partners Chris Bodnar, Brannan Knott and Cole Reethof, acted as the exclusive advisors to the sponsor and existing owner, Pinnacle Capital Management Services, LLC and its partner, Harrison Street Asset Management (“HSAM”).

Foster City Medical Pavilion is conveniently located within proximity to seven hospitals, including Sutter Health Mills-Peninsula Hospital, Sutter Health Mills Hospital (San Mateo), Dignity Health Sequoia Hospital (Redwood City), Kaiser Permanente (Redwood City), Stanford Medical Center (Palo Alto), Kaiser Permanente (South San Francisco), and San Mateo County Hospital. Foster City is anchored by the HRC Silicon Valley Fertility Clinic (“HRC Fertility”), an affiliate of Keck Medicine of USC and an arm of Jinxin Fertility, a publicly traded company listed on the Hong Kong Exchange (“JXR”). HRC Fertility has been at the forefront of fertility care for over three decades, offering individualized, science-backed treatments to help aspiring parents grow their families. Their Foster City fertility clinic is led by the internationally renowned Dr. Christo Zouves, MD and has been improved by over $1.5 million in tenant improvements to house the premier IVF facility in the Bay Area.

“Foster City Medical Pavilion is a prime example of the continued progress of the debt capital markets for healthcare real estate,” said Zack Holderman, CBRE’s Senior Vice President of the U.S. Healthcare Capital Markets practice. “We are pleased to have represented a top-tier sponsorship team between Pinnacle Capital Management Services and Harrison Street Asset Management to provide a strong bank execution here on this transaction.”

The property offers a strategic location with excellent visibility and access. Foster City Medical Pavilion boasts corporate neighbors such as Gilead Sciences and is strategically located just a short distance from SFO airport, critical for HRC Silicon Valley Fertility Center operations where a significant percentage of its patients originate from outside of California, including many from overseas.
