News Release: Woodbridge Square Medical sells for $24.25M in Orange County’s high-demand healthcare submarket

Colliers marketed the property and led the disposition process on behalf of Anchor Health Properties

Irvine, Calif., August 20, 2025 – Colliers is pleased to announce the sale of Woodbridge Square Medical, a 36,104-square-foot medical office building located at 4980 Barranca Pkwy in Irvine, CA. A private Buyer has acquired the asset from the Seller, Anchor Health Properties, for $24,250,000. Colliers Vice Chair Sean Fulp, Executive Vice President Mark Schuessler, and Associate Vice Presidents Jordan Garcia and Blake Hammerstein led the marketing efforts and brokered the transaction as exclusive advisors to Anchor Health Properties, with partnership from the property’s leasing agent, CBRE First Vice President John Scruggs; Madison Street Principal Partner John Bucher represented the private Buyer.

The two-story, 36,104-square-foot medical office building was delivered in 2005 and is the newest building in the Barranca Medical Corridor, a submarket that has performed exceptionally well over the past decade. The seller thoughtfully updated the building over the last few years, including lobby and common area upgrades. At closing, the property was 91% leased with a tenant roster comprising 18 medical and dental groups.

“The asset presented an exceptional opportunity to capitalize on one of the most desirable healthcare submarkets in Southern California,” said Schuessler. “Several billion dollars are currently being invested in Irvine by multiple health systems, including Hoag, City of Hope, and UCI Health, demonstrating the demand and strong belief in the surrounding fundamentals,” he added.
