What are health systems looking for when it comes to developing new medical outpatient buildings (MOBs)?
As they’ve often said while serving as panelists at many healthcare real estate (HRE) conferences throughout the country, system executives desire high-quality facilities that provide a good user experience, attracting and retaining patients, physicians and staff in existing markets.
They also want new projects to be in strategic locations that allow their systems to expand into new markets, or to fortify their market share against competitors in areas where they already have a strong presence.
They also want project sites with good visibility that carry their system’s flag and promote their brand in certain geographic areas.
As for timing, many health systems want new projects to be completed in a timely manner, or as they often say, “yesterday,” so they can deploy all of these strategies as quickly as possible.
A project that opened in late 2023 in Overland Park, Kan., a growing suburb in the Greater Kansas City, Mo., area, seems to check many, if not all, of the boxes listed above.
