Berkadia Medical & Life Sciences is pleased to announce the closing of the Evergreen Portfolio (the “Portfolio”) in the greater Seattle market. Berkadia represented Harrison Street, one of the leading investment management firms exclusively focused on alternative real assets, in this transaction and sourced a premier institutional private equity firm as the buyer after a multi-round, competitive bidding process. The Portfolio consists of three assets totaling 79,887 square feet located in premier submarkets throughout the Seattle-Tacoma-Bellevue, WA MSA.
All assets are 100% leased to EvergreenHealth (Moody’s: Aa3) in the submarkets of Kirkland, Bothell, and Monroe with all sites boasting premier wealth and population demographics.
Evergreen Totem Lake MOB: 100% occupied, 16,198 RSF single tenant MOB adjacent to EvergreenHealth’s flagship hospital campus in Kirkland, WA. The two-story medical office building was purpose built as an urgent care center and primary care facility in 1993 and has since expanded its services to include OBGYN services, pediatric care, and labs.
Evergreen Bothell MOB: Built in 2000, this purpose built, 14,886 RSF medical office building has been occupied by EvergreenHealth since being erected. The two-story property is leased by EvergreenHealth under a long-term master lease and is used predominately as a primary care facility.
Sky River Medical Building: The 48,806 RSF, Class A, MOB was built in 2005 and is located on EvergreenHealth’s Monroe Medical Center hospital campus. Monroe Medical Center was previously Valley General Hospital, but in 2015 a strategic alliance was formed with EvergreenHealth resulting in the name change to EvergreenHealth Monroe Medical Center.
