News Release: Anchor Health Properties Marked Project Completion of Bayhealth Heart & Vascular Institute at Kent Campus

(Dover, Delaware) In support of the company’s commitment to pursue better healthcare through real estate solutions, Anchor Health Properties (Anchor), a national, full-service healthcare real estate development, management, and investment company focused exclusively on medical outpatient buildings and specialty healthcare facilities, proudly marked the project completion of the dynamic Bayhealth Heart & Vascular Institute, located on the Kent Campus at 560 S. Governors Avenue, Dover, Delaware.

Serving as developer in a fee-for-service capacity and owner’s representative for Bayhealth, the largest health system in central and southern Delaware, Anchor led the design and construction of the 17,940 square foot renovation. Working closely with key stakeholders, Anchor provided comprehensive oversight throughout the process ensuring the project aligned with Bayhealth’s operational goals, budget parameters, and long-term campus strategy.

The project revitalizes a former building vacated after the opening of Bayhealth at Blue Hen, also redeveloped by Anchor, and repositions space on Bayhealth’s Kent Campus to support the growth and unification of its cardiovascular services. Fully outpatient, the facility features exam rooms, a cardiac diagnostic center with two nuclear medicine cameras, three echocardiogram rooms, three vascular rooms, and two stress labs. Bringing these services together under a single, cohesive institute simplifies patient navigation, reduces confusion, and creates a clear, consistent identity across all cardiovascular practices.

“Our long-standing partnership with Bayhealth has always been rooted in a shared commitment to patient-centric care,” shared Mattew Pirolli, Vice President Development with Anchor. “With the Heart & Vascular Institute, that alignment was especially clear. Renovating this facility to unify and enhance Bayhealth’s cardiovascular services allowed us to deliver a space that truly supports their mission – providing exceptional care while creating a seamless experience for patients.”

“Bayhealth has made a long-term commitment to advancing cardiovascular care in central and southern Delaware, and we are honored to help bring that vision to life,” added Justin Istenes, Senior Director of Construction with Anchor. “By transforming this existing on-campus outpatient facility, we’ve created a welcoming healing environment that supports collaboration among clinicians and enhances the overall care experience. It’s a meaningful investment in both the campus and the community it serves.”

Bayhealth Heart & Vascular Institute opened its doors to patients on March 24, 2026. The project team also included regionally based firms with a proven track record of successfully delivering dynamic healthcare facilities together, including Becker Morgan Group, who provided architecture and civil engineering services, and Wohlsen Construction, who served as the general contractor.
