Houston, Texas and Nashville, Tennessee – March 10, 2026 – Berkadia announced today the sale of two Class A medical outpatient buildings: Woodforest Medical Plaza, located in Houston, Texas, and Williamson Health Center, located in Nashville, Tennessee. Managing Director Vasili Davos, Senior Managing Director and Head of Medical & Life Sciences Sabrina Solomiany and Managing Directors Chris Lashmet and Eric Lee of Berkadia Medical & Life Sciences led the transaction on behalf of the seller, Brentwood, Tennessee-based CMK Properties.
Woodforest Medical Plaza and Williamson Health Center sold to Georgia-based SG Property Services, LLC.
“With two newly constructed, health-system-anchored assets in top target MSAs exhibiting strong population growth, this portfolio attracted significant investor interest,” said Davos. “Leveraging a broad, competitive marketing effort, we achieved an attractive valuation for our client while coordinating an efficient transaction for both buyer and seller.”
Woodforest Medical Plaza, located in Montgomery, Texas, is a 48,516-square-foot outpatient medical building completed in 2020. The property is 94% leased to a high-caliber medical tenant roster. The first floor is occupied by Sterling Ridge Orthopedics & Sports Medicine, Revive Aesthetics Regenerative Medicine, Alliance MRI and Woodforest Foot & Ankle. The second floor features a 15,624-square foot ambulatory surgery center operated by a joint venture between investment-grade Memorial Hermann and USPI with three operating rooms. The second floor is also occupied by Memorial Hermann Medical Group and Scott Family Dental.
Completed in 2023, Williamson Health Center, situated in Spring Hill, Tennessee (Nashville MSA), is a newly constructed, 100% leased, 34,709-square-foot medical outpatient facility anchored by Williamson Health under an original 15-year lease. Williamson Health occupies the first two floors providing multi-specialty services including primary care, lab, and its Bone and Joint Institute’s newest location which offers orthopedics, orthopedic urgent care and rehabilitation.
