A new medical office development proposed for the northeast corner of Wellness Way and Shadow Lane represents a significant investment in Las Vegas’ growing Medical District. The project, brought forward through a partnership with Parting Seas Investments, will bring modern medical space, retail services, and expanded parking to support healthcare access in the area.
A Major Investment in Local Healthcare Infrastructure
The proposed project includes an 84,900-square-foot, four-story Class A medical office building designed to serve healthcare providers and patients in the region. In addition, the development will feature 2,700 square feet of ground-floor retail, creating convenient services for visitors, employees and nearby residents.
To support the increased activity at the site, the project also includes a five-story parking garage with approximately 350–385 parking spaces, helping ensure patients and staff have reliable access to the facility.
Altogether, the development represents an estimated $100 million investment in the city’s healthcare and economic landscape.

The development process will take place over several phases in the coming years:
