Sturgis, South Dakota —  January 2026  — Evans Senior Investments (ESI), announced today that it successfully represented the current tenant at Dolan Creek Senior Living in facilitating a transition to a new operating partner and renegotiating the purchase option terms with both the incoming operator and the existing landlord.

Dolan Creek Senior Living was developed as an independent living (36 Units) and assisted living (14 units) community located in Sturgis, South Dakota. As part of the engagement, ESI worked closely with all stakeholders to structure a solution that preserved operational continuity, aligned long-term incentives, and repositioned the community for future success.

  • Strategic Conversion: Helped transition the struggling independent living model to 100% assisted living to drive occupancy.
