Private retail fund acquires credit-backed Class-A outpatient asset

HARTFORD, CT—Matthews™, a commercial real estate investment services and technology firm, completed the sale of ProHealth Physicians of Bristol, located at 1251 Farmington Ave, Bristol, Connecticut. Matthews™ Senior Vice President & Senior Directors Rahul Chhajed, Michael Moreno, and Vice President & Director Tyler Swade represented the buyer in the
$19,911,000 transaction.

Operated by UnitedHealthcare, one of the nation’s largest healthcare providers, the newly constructed outpatient facility features 45 examination rooms equipped for primary care, imaging, and phlebotomy. Positioned within a larger master development alongside adjacent retail properties, the 26,000-square-foot property offers high-visibility access, including 28 EV charging stations, to support consistent patient traffic.

The single-tenant net-leased asset was acquired by a private retail fund pursuing high-caliber real estate. The buyer was attracted to the investment-grade credit profile, supported by the facility’s operation by UnitedHealth. The seller sought to generate a return for investors, and the buyer offered the most competitive pricing for the asset.

“This Class A facility, backed by a long-term lease to an investment-grade tenant, highlights how scarce, high-quality credit transactions continue to command competitive pricing,” Chhajed said.
