MADISON, Ala. — Flagship Healthcare Properties (Flagship), an outpatient healthcare real estate firm, is pleased to announce the acquisition of a Class A, 100% leased multispecialty ambulatory surgery center (ASC) located at 460 Lanier Road in Madison, Alabama.

Originally constructed in 2004, then expanded in 2023, the 39,600-square-foot freestanding facility includes six fully equipped operating rooms, six dedicated endoscopy procedure rooms, and a specialized pain procedure room—each designed for optimal patient flow, safety, and surgical efficiency. The facility operates under a Certificate of Need (CON) issued by the state of Alabama, and is accredited by the Accreditation Association for Ambulatory Health Care (AAAHC), underscoring its regulatory compliance and established position within the regional healthcare market. The Property is strategically located off I-565 Exit 9, in one of the fastest-growing and most affluent suburbs in the Southeast. It benefits from proximity to major hospital systems, a strong commercial payer base, and a highly educated workforce.

“It was an easy decision to work with Flagship,” says Dr. MK Ghanta, general surgeon and physician partner of Madison Surgery Center. “The Flagship team is experienced, genuine, and very professional. Flagship has deep knowledge of ambulatory surgery center facilities, and the entire acquisition process was smooth and efficient. We look forward to growing and operating at the center for the long term with Flagship as our real estate partner.”

Huntsville and Madison sit together in North Alabama’s Tennessee Valley, forming a connected community with deep roots in innovation. As the core of the Rocket City metro area, the region pairs a strong educational foundation with a workforce shaped by decades of technical expertise. Today, Huntsville–Madison is recognized as one of the country’s leading hubs for aerospace, defense, and high-tech industries.

“We are excited about acquiring this high-quality asset in a growing market anchored by trusted providers as our long-term tenant,” said Blake Bratcher, Flagship’s Executive Vice President of Ambulatory Surgery Centers. “Ambulatory surgery centers are at the forefront of transformation in health care delivery, and we are continuing to capitalize on new opportunities in alignment with physicians and surgery center operators to help them maximize their real estate so they can carry out their mission more effectively.”

Flagship will provide property management and asset management services for the property.
