WEBSTER, TX — HREA | Healthcare Real Estate Advisors is pleased to announce the successful real estate sale of Houston Physicians’ Hospital (“Hospital”), an award-winning physician-owned surgical hospital and medical outpatient facility totaling approximately 130,822 square feet.

Located in Webster, Texas within the Houston metropolitan area, Houston Physicians’ Hospital is a state-of-the-art Surgical Hospital and outpatient surgery center, that is jointly owned and operated by fifty (50) board-certified physicians, in partnership with Memorial Hermann Health System (Fitch “AA-”) and United Surgical Partners International (USPI), the largest ambulatory surgery platform in the country. The Hospital provides a full continuum of care across more than 25 specialties and includes an Orthopedic Center of Excellence, Spine Solutions Center, Imaging Center, and 24/7 Emergency Room.

The real estate transaction was structured as a Hybrid Sale-Leaseback, allowing the physician-owners to retain partial ownership in the real estate on a tax-deferred basis. The structure preserves long-term alignment between the physicians and the facility while enabling reinvestment of sale proceeds into a diversified pool of healthcare real estate, offering continued distributions and tax efficiency.

In 2021, Houston Physicians’ Hospital completed a $25 million expansion, adding new operating rooms, a cardiac catheterization lab, and a dedicated 12-bed observation unit. With a robust network of thirteen (13) affiliated outpatient clinics and over 240 active physicians, the Hospital delivers high-quality, patient-centered care to a growing population across the Houston–The Woodlands–Sugar Land MSA.
