The new R&D facility at Science Square Labs represents a new, strategic initiative for Shriners Children’s as it builds towards its mission of advancing pediatric care through innovation. The modern facility will feature next-generation laboratories, modern collaborative workspaces, and advanced technology infrastructure to support groundbreaking research and development activities. The move is expected to bring more than 470 jobs to Atlanta.
“The Shriners Children’s Research Institute will serve as a multidisciplinary innovation hub to advance the healthcare of children,” said Marc Lalande, Ph.D., Shriners Children’s Vice President of Research Programs. “The close partnership with the outstanding biomedical engineers and scientists from Georgia Tech and Emory University will accelerate discovery and spearhead new treatments and therapies.”
Shriners Children’s is a nonprofit health care system dedicated to providing specialized pediatric care, conducting innovative research, and offering outstanding medical education. They focus primarily on treating children with orthopedic conditions, burns, spinal cord injuries, and cleft lip and palate, regardless of a family’s ability to pay. With multiple inpatient and outpatient locations across North America, Shriners Hospitals combine compassionate care with cutting-edge research to improve the quality of life for children and advance treatment in their areas of specialty.
Science Square Labs is a 368,213-square-foot lab/office tower and part of Georgia Tech’s 18-acre, multi-phase, mixed-use Science Square innovation district. At full buildout, the district will offer 1.6 million sq. ft. of lab and office space, 500 market-rate apartments, and 25,000 sq. ft. of ground-floor retail space. In addition to Science Square Labs, phase one of the development, which was delivered in April 2024, also includes ground-floor retail and The Grace Residences, a 280-unit, 14-story multifamily high-rise.
Science Square Labs, developed and owned by TCC, is the first speculative lab/office building developed in Atlanta. The building is the heart of the Science Square innovation district and is designed to meet the needs of established R&D companies as well as start-ups and growth-stage groups in the science, technology, and life sciences sectors. Science Square Labs enhances the growing life sciences ecosystem in Atlanta through its partnership with Portal Innovations to provide lab and office space, incubator services, and access to venture capital for life sciences start-ups spinning out of the city’s universities and technology institutions. With Shriners’ new lease, Science Square Labs is now 83% leased. Other tenants include Duracell, Georgia Tech & Emory BioMedical Engineering faculty labs, the Georgia Department of Agriculture, Portal Innovations, and Osmose. CBRE’s Eric Ross, Jessica Doyle, and Graham Little represented the landlord in lease negotiations.
