Birmingham Healthcare Property Sells in 48-Day Escrow

Orlando Health is a leading healthcare network spanning 22 hospitals and 200 outpatient locations in Alabama and Florida.

Constructed in 2016, the property spans 23,084 square feet and is fully occupied by Baptist Health under a triple-net lease with seven years remaining. It offers 127 parking spaces and holds a Certificate of Need as one of Alabama’s first freestanding emergency departments (FEDs).

The seller, Capital Growth Medvest, an established client, chose to sell after receiving a competitive offer. The transaction closed in a swift 48-day escrow after Matthews™ secured an all-cash buyer who ultimately selected this property for their 1031 exchange.

The buyer, a private investor, was drawn to the property for its high construction quality, favorable lease structure, and the quality of the guarantee. The asset’s stabilized position and long-term potential aligned with the buyer’s investment goals.
