News Release: Cardiology Consultants of Philadelphia to open surgery center in King of Prussia (Pa.)

Colliers secured the 13,100-square-foot lease for the center set to open in late 2025

Philadelphia – Colliers, is pleased to announce that it represented Cardiology Consultants of Philadelphia (CCP) in securing a new 13,100-square-foot lease at 676 E Swedesford Road in Wayne, PA. CCP will develop a state-of-the-art ambulatory surgery center (ASC) in partnership with Cardiovascular Logistics (CVL), SCA Health, and Penn Medicine. The facility is expected to open in late 2025. The Colliers team was led by Paul H Rogers, Executive Vice President, Health Services Group, and Charlie Rogers, Associate.

Colliers assisted throughout the process starting with understanding the scope and complexity of the client’s needs and then identifying the perfect location and space to achieve those goals set forth by the client. Then, they were instrumental in negotiation the many necessary moves to enable the vision of the center to be realized on the first floor of the complex. They were also heavily involved in the lease terms and TI negotiations and helped them to be able to use their preferred construction team, Norwood Construction, who has been a great partner in the project.

“This is the result of years of strategic planning collaboration, that came together to create a lasting impact for patients and communities,” said Paul Rogers, Executive Vice President at Colliers. “By aligning the right location and facility with evolving models of care, we helped bring together the crucial variables that helped the client achieve their clinical, operational, and academic goals with leaders in a unique partnership that will redefine how cardiovascular services are delivered in the region.”

“This project reflects our commitment to stay at the forefront of cardiovascular care,” said Dr. Mark Victor, Chief Executive Officer of CCP. “Colliers has been a trusted partner throughout this process, from finding the right location to advocating for the ability to offer these services in a highly recognized and accessible location.”

The new center offers same-day, elective diagnostic and therapeutic therapies in the cardiovascular care setting involving coronary artery disease, electrophysiology procedures like pacemakers and vascular diagnostic and therapeutic procedures as well. The center will have three operating rooms and one procedure room. It will help to further support CCP’s objective to deliver convenient, cost-effective, and advanced outpatient cardiac care across the greater Philadelphia region, where it operates 34 clinical locations. The unique collaboration between CCP, CVL, SCA Health, and Penn Medicine is representative of a growing trend shifting cardiovascular procedures to outpatient settings, making care more accessible and cost-effective for patients.
