Recapitalization and Financing
CBRE U.S. Healthcare and Life Sciences Capital Markets is pleased to announce the recapitalization and financing of the RGRE Portfolio, a 10-property medical office portfolio located across the Atlanta MSA. Zack Holderman, Sabrina Solomiany, Cole Reethof, Chris Bodnar and Lee Asher acted as the exclusive advisors to RG Real Estate, a full service commercial real estate firm based in Atlanta, GA with deep rooted connections in the medical space providing opportunities for off-market acquisitions and built-to-suit developments.
The transaction was comprised of ten medical office buildings including the recapitalization of six medical office buildings and acquisition of four medical office buildings by the new Joint Venture. The 222,337 square foot Portfolio is 88.7% occupied with 5.8 years of weighted average remaining lease term boasting strong tenancy including Emory Healthcare (‘Moody’s ‘Aa2’), Northeast Georgia Medical Center (Fitch ‘A’), Peachtree Immediate Care (an affiliate of Emory Healthcare with 28 locations), PT Solutions (317 locations across the US), OutPatient Imaging (9 locations) and Regional Medical Group (16 locations). The Portfolio included two single tenant surgery centers with 10+ years of remaining lease term. RGRE and their new JV partner, Baltimore-based Alex. Brown Realty, Inc., plan to continue their aggregation strategy leaning on their healthcare relationships to find opportunistic transactions with outsized returns.
CBRE negotiated both the JV partnership and Bank Financing with favorable terms including non-recourse, a lengthy interest-only period at a highly competitive interest rate with additional proceeds for additional acquisitions, tenant improvements, leasing commissions and capital expenditures.
