News Release: Construction Underway on New ±225,000 SF Palomar Health Outpatient Center in Escondido, Calif.

Cushman & Wakefield Serving as Leasing Agency of New Class A Campus

Construction is underway on the first 75,000 first phase of the 225,000 square foot Palomar Health Outpatient Center I at Palomar Medical Center Escondido, Calif. (Renderings courtesy of Cushman & Wakefield). 

SAN DIEGO, Calif. – August 10, 2017 – Construction is underway on Palomar Health Outpatient Center I (OPC I), the 75,000-square-foot (sf) first-phase of a brand new 3-phase 225,000 sf Class A medical office development located on-campus at Palomar Medical Center Escondido.  When completed, Palomar Health’s Outpatient Center will represent the nearest medical office building to the Palomar Medical Center Escondido Hospital, a 740,000 sf, 11-story, world class hospital facility which opened in 2012.

Located on Citracado Parkway, the new OPC campus is a development of ERTC Medical Office Development I, L.P./JRMC Real Estate, Inc. The team includes campus architect/designer Richard Yen & Associates with general contractor Level 10 Construction. Cushman & Wakefield’s Barry Hendler, Matty Sundberg and Bob Cowan of the firm’s Carlsbad (San Diego) office are handling project leasing on behalf of the owner.

Mr. Hendler, a Senior Managing Director, said, “The Palomar Health Outpatient Center is a highly anticipated state-of-the-art medical office project that will help fill a longstanding need for quality medical office space. Located directly across from Palomar Health’s Medical Center Escondido, the project will provide physicians convenient, functional and efficient space.”

He added, “OPC I presents a great opportunity for small and larger medical users to lease suites ranging anywhere in size from 1,500 sf to 25,000 sf. Doctors and patients will enjoy ease of access to Interstate 15 and Highway 78 via Auto Parkway; or from the Nordahl Sprinter Station (less than a mile away).”

Mr. Sundberg, a Senior Director, added, “Palomar Health has already made pre-leasing commitments of approximately 70% and 50% of the space within the first two phases of the project; respectively, a commitment to their continued growth and expanding medical services and facilities to meet the growing needs of this North San Diego County community.”

Mr. Sundberg noted, “As one of the country’s largest hospital construction projects and the first new North County hospital in 30 years, the Palomar Medical Center Escondido Hospital has already captured the attention of health care professionals worldwide for its use of nature, light and space, all designed to speed healing

Completion of Palomar Health Outpatient Center Phase-1 is slated for the second quarter of 2018. The building’s elegant design is simple in form with curvilinear glass to identify as an extension of the hospital, while implementing a variety of natural travertine and marble and other natural materials. The building(s) will surround a peaceful courtyard with natural landscape and calming water feature plus walkways.
