The Offering

JLL is pleased to offer for sale the fee simple interest in Thunderbird Wellness Centre (the “Property” or “Thunderbird”), a four-building Class A medical office and specialty retail asset totaling 56,190 rentable square feet (“RSF”) located in the affluent and growing northwest Phoenix suburb of Peoria. Completed in 2006 and 2007, Thunderbird is 100% occupied by 13 tenants offering a wide array of specialties including a surgery center, orthopedics, anesthesia and pain management, pediatrics, family medicine, pharmacy, chiropractic and other complementary retail services.

The Property is anchored by Metro Surgery Center, a leading USPI-backed ambulatory surgery center which occupies over 35% of the net rentable area. Metro Surgery Center is a five-operating room multi-specialty surgery center with over 35 physicians. The remainder of the Property includes three multi-tenant single-story buildings occupied by 12 unique tenants.

Separately, there are two fully-improved development-ready sites zoned for medical or mixed use that total 2.6 acres and allow for approximately 48,000 RSF of buildable space.
