Quarterly transaction volume was down in Q2 ’18 nearly 41% over Q2 ’17 volume at $3.14 billion. May saw the greatest transaction volume in terms of dollars with $1.5 billion in sales. With the Fed continuing to increase rates, Q2 ’18 saw investors become more selective in their deployment of capital. However, investors are still paying top dollar for assets with cap rates only sliding 7 basis points from Q2 ’17.
