News Release: ESI Arranges Sale of Wisconsin Community-Based Residential Facility

Milwaukee, Wisconsin – November 1, 2017 – Evans Senior Investments (ESI) successfully represented an independent seller in the sale of Clifden Court, a 92 unit Community-Based Residential Facility (CBRF) in Milwaukee County, Wisconsin.

Built in 1998, Clifden Court added two additional buildings, one in 1999 and the other in 2010, to reach 92 units for assisted living and memory care services.  Located 10 miles southwest of Milwaukee, the facility has seen favorable increase in occupancy since January 2016. Milwaukee County is fast approaching a 1 million population and saw a 7.1% growth in the 65 and over population between the 2010 to 2015 census, demonstrating strong demographic fundamentals for the region.

Clifden Court was purchased by SHA Capital Partners, a real estate investment advisory firm headquartered in  Chicago and solely focused on the seniors housing asset class. Matthews Senior Living will assume facility operations. The value-add investment provided the opportunity for a savvy operator with local operational expertise and synergies in the state of Wisconsin to implement a competitive cost structure and significantly amplify the facility’s NOI over the short-term.
