  • Primarily focused on long-term (10-20+ years) return.
  • Quality real estate with high intrinsic value. Must be “A” location or “A” trade area..
  • Major metro areas, or high-growth secondary markets in CA, AZ, NV, OR, WA, CO, UT, NM, or TX.
  • Long-term Upside: Below-market rent, vacancies, extra land, future redevelopment to higher use.
  • Brokers protected. Buyer will pay broker fee for off-market deals or if co-op not available.
  • Initial CAP rate not important.
