The CBRE U.S. Healthcare Capital Markets Group is pleased to announce the sale of the Peter Jefferson Place Medical Center (the “Property”) in Charlottesville, Virginia. Lee Asher and Chris Bodnar of the U.S. Healthcare Capital Markets Group partnered with J. Scott Adams in the Charlottesville Market as the Seller’s exclusive advisors.

Built in 2001, the Class A property consists of 73,997 rentable square feet across three floors and is situated directly adjacent to Sentara Martha Jefferson Hospital and within the Peter Jefferson Place office park. Sentara Martha Jefferson Hospital, a member hospital of Sentara Healthcare, is a $275 million, 176-bed acute care facility voted “the most beautiful hospital in the country” by Soliant Health. Sentara Healthcare operates more than 100 healthcare sites in Virginia and North Carolina and has a Moody’s investment grade rating of Aa2. In addition to its hospital-adjacent location, the Property benefits from its position proximate to both Interstate 64 and Route 250, two of the area’s most prominent roadways, which offers premier accessibility and visibility.

The Property is 100% leased to three tenants – Sentara Martha Jefferson Hospital, University of Virginia Physicians Group, and the United States of America, acting through the Department of Veterans Affairs (Moody’s ‘Aaa’). Sentara Martha Jefferson Hospital leases approximately 69% of the Property to provide a variety of medical services, including internal medicine, neurosciences, orthopaedics, and health & wellness cardiopulmonary rehabilitation.
