Healthcare Real Estate Insights™ magazine’s annual, national awards program honors medical facilities the firm developed in Carmel, Ind., and five suburbs near Dallas/Fort Worth

DALLAS-FORT WORTH and INDIANAPOLIS, Nov. 19, 2015 – Duke Realty-developed medical facilities have been honored as Finalists in two out of nine categories of Healthcare Real Estate Insights™ magazine’s annual, national awards program. The Indianapolis-based commercial real estate firm developed the facilities in Carmel, Ind., and five suburbs of Dallas/Fort Worth, Texas.

The HREI Insights Awards™ are the only national awards dedicated to recognizing excellence in the areas of healthcare real estate (HRE) development and executive leadership. The awards are presented by Healthcare Real Estate Insights™ magazine, the first and only national magazine entirely devoted to covering HRE development, financing and investment.

The Duke Realty-developed projects that were named 2015 Finalists are:
St. Vincent Women’s Center, Carmel, Ind. 

In response to the tremendous population growth in Hamilton County, Ind., and surrounding counties and the need for more healthcare services for women, St. Vincent Carmel Hospital saw an opportunity to develop a premier, convenient one-stop shop where women could receive services for all of their healthcare needs. St. Vincent wanted the new retail-like facility to be located next to their hospital in Carmel, which is about 15 minutes north of Indianapolis.

The project team faced ongoing physical and logistical challenges, including building the facility on a very small campus site with a limited amount of development space. The new facility also needed to abut a nearby medical office building (MOB), which is owned by a third-party. That required ongoing cooperation with the owners, including negotiating to build connections into their building. The team also constructed a multi-story connector into St. Vincent Carmel Hospital, which required careful scheduling to minimize disruptions to the daily operations. Finally, St. Vincent wanted to recruit several prestigious physician groups to relocate to the new facility. The development team negotiated with the physician groups, structured their lease transactions and built and customized their space to meet their requirements.

Developed, owned and managed by Duke Realty, the new four-story, 85,847-square-foot St. Vincent Women’s Center is a cost-effective solution that allows the hospital to expand its healthcare services to women in the Indianapolis area. The new women’s center has enabled St. Vincent to relocate and consolidate all nearby women’s services into one location, resulting in increased staff and physician efficiency, productivity and collaboration, as well as greater convenience and ease of use by patients. The women’s center is also directly connected to the St. Vincent Carmel Hospital and other medical office buildings, enabling the hospital’s women patients to easily move through the campus to receive high-quality care in a wide variety of medical specialty areas.
Baylor Scott & White-Emerus Emergency Medical Centers, Burleson, Keller, Mansfield, Murphy and Rockwall, Texas 

Baylor Scott & White Health and Emerus wanted to develop a micro-hospital model that would provide residents with cost-effective medical services, greater convenience and an enhanced patient experience and that could be efficiently replicated in other communities. The two companies have conducted research in various markets to find the optimal sites based on resident demand for medical services and the supply of nearby healthcare facilities. The two companies also believed it was important to develop the new facilities in neighborhoods where residents live and work and to ensure that the facilities were open a convenient 24 hours/7 days a week. To accomplish this and to bring the new facilities to market efficiently and cost-effectively, the Duke Realty team provided the necessary equity financing and moved quickly with land due diligence, design and construction.

Baylor Scott & White and Emerus opened five 37,000-square-foot facilities each with a micro-hospital along with ancillary clinical space in the fast-growing suburbs near Dallas-Fort Worth (plus a smaller 16,091-square-foot micro-hospital only in Colleyville, Texas). The facilities are staffed by emergency physicians and nurses and house a full-scale emergency department, inpatient rooms, resuscitation rooms and imaging and laboratory services. The new facilities are meeting the area’s increasing demand for emergency services, providing residents with convenient, cost effective healthcare and freeing up space at the health systems’ existing hospitals. The facilities also are enabling the health systems to differentiate themselves from the competition and enhance their brands, as well as expand their physical footprint and service areas without taking on the risk of investing in the real estate on their own. Based on the success of the Texas facilities, Emerus, SCL Health System and Duke Realty are developing four similar micro-hospitals with ancillary clinical space in fast-growing suburbs near Denver.
