CBRE secures second lease at newly delivered building on Saint Joseph Hospital campus

DENVER – Dec. 2, 2020 – CBRE announced that Peak ENT has leased 4,738 square feet at Saint Joseph Medical Office Pavilion, a new 99,000-square-foot medical facility just completed by Fidelis Healthcare Partners at 1818 Ogden Street in Denver, Colo. CBRE’s Dann Burke and Stephani Gaskins represented the developer, Fidelis Healthcare Partners from Dallas, Texas.

Peak ENT is the second tenant to pre-lease space in the building after Children’s Medical Center committed to the project in August. Peak ENT provides comprehensive ear, nose, throat, head and neck treatments with sub-specialties in voice, sinus conditions, and hearing. The practice currently operates out of three Colorado locations in Broomfield, Brighton and Golden.

Located on the corner of 18th Avenue and Ogden Street, Saint Joseph Medical Office Pavilion comprises three floors dedicated to Class A medical office space as well as 10,000 square feet of street-level retail. The building also includes a fifth-floor rooftop deck with two patios, a fire pit and a 10,000-square-foot “jewel box” available for medical office use as well with scenic views of downtown Denver and the mountains. Free covered physician parking is located on the ground level of the building, and free parking is also available for visitors, patients and employees on an adjacent lot.

Approximately 50,000 square feet of medical office space remains available for lease at the facility, with the flexibility to suit a variety of practice sizes.

CBRE will provide project management services for the build-out, run by Tony Diganci and Carl Holmes, and serves as the property manager with a team led by Kate Colson-Abel. The pavilion is the first new building on the Saint Joseph campus since the opening of the $650 million hospital four years ago.

Metro Denver’s medical office building market totals 10.8 million square feet, according to CBRE research. The largest submarkets for medical office space are the Southeast (2.4 million square feet), Capitol Hill (1.1 million square feet) home to the Saint Joseph campus, and South Colorado/Midtown (1.1 million square feet).
