The Property is a two-building medical office campus located in Menomonee Falls, Wisconsin. The ±117,899-square-foot property is 100% leased to Froedtert Health (Fitch Ratings ‘AA’ for 2020 A & B bonds; S&P Global Ratings ‘AA’ long-term rating), a regional health network in partnership with the Medical College of Wisconsin (Moody’s ‘Aa3’ Revenue Bonds). The Property was constructed in 2008 as a build-to-suit for Froedtert Health. The initial NNN lease expires in June of 2028, with a 7-year renewal option.
