The 37,800 square foot medical office building (MOB) is the first clinic to open based on the prototype supporting CHI’s initiative to replace aging, undersized facilities in areas experiencing rapid growth
COUNCIL BLUFFS, Iowa, and DENVER, June 12, 2019 – National healthcare real estate developer NexCore Group has announced the grand opening of its award-winning medical office building (MOB) prototype. The 37,800 square foot CHI Health Clinic Valley View multispecialty clinic in Council Bluffs, Iowa held its ribbon cutting ceremony May 30 and opened doors for patients June 3. NexCore provided strategic and business planning, site analysis and acquisition, financing, programming, planning, and development services for the project.
At a gathering May 30 of community leaders, CHI Health representatives and well-wishers, Todd Varney, the Denver-based firm’s Chief Development Officer and Managing Partner, said the new Council Bluffs clinic is a great achievement, not only because of its cutting-edge elements, but because it is the first of a family of similar clinics that will grow across the country.
“NexCore is deeply dedicated to creative, innovative, efficient and cost-effective real estate solutions,” says Mr. Varney. “The CHI Valley View Clinic was born out of effective and scalable prototypes that can be quickly and easily adjusted to meet market needs and patient volumes. The prototype has been well received and is currently deployed in projects in Iowa, Nebraska and Kentucky. It is very exciting to see the first prototype come to life.”

With the new clinic at 1288 Valley View Drive, residents of the Council Bluffs area will now have access to quality healthcare from primary care providers, priority care providers, women’s health specialists and pediatricians. Services provided at the 60-room CHI Valley View Clinic include behavioral health, women’s services, pediatrics, urology, dermatology, diabetic education, radiology, ultrasounds and physical therapy.
NexCore, in collaboration with CHI Health, created a groundbreaking prototype that includes three scalable buildings built using an adaptable structural steel frame to accelerate project design, significantly reducing timelines for future projects.
The results were a win-win for both the developer and the client. CHI Health Clinic Valley View won the “Best New Development, Medical Office Buildings (MOBs) and Other Outpatient Facilities, 25,000 to 49,999 square feet” category at the HREI Insights Awards in December 2018. The awards, which honor excellence in healthcare real estate development and executive leadership, are selected by HREI’s Editorial Advisory Board, which consists of a panel of recognized HRE leaders from across the nation.
