Townhome model tour, food and live music scheduled for grand opening event
Aman Living, a Frankfort, Ill.-based developer that combines real estate and medical expertise to create unique active adult communities, invites prospective homebuyers to the Oct. 28 grand opening of its newest Chicago-area development, Verandah Retirement Community in Schaumburg Township’s Village of Hanover Park, Ill.
Designed to celebrate a variety of ethnic lifestyles, such as Indian, American and Asian, the maintenance-free Verandah will provide a continuum of care allowing active adults to age in place by offering 55 townhomes, 75 condominiums, an 80-bed facility with 68 assisted living units and 12 memory care studios, and a clubhouse. The community is programmed to offer a fusion of cuisine, activities, entertainment, traditions and cultures for seniors of all backgrounds.
“After first envisioning this development then moving through the process of vetting multiple land parcels, working with the design team and securing financing, it’s very exciting to introduce this new community that is unlike anything else in the Midwest,” said Dr. Anuja Gupta, a cardiologist and general partner of Aman Living. “Even the food and entertainment at the grand opening event will reflect the ‘East meets West’ philosophy that underpins the design of Verandah.
“We invite all active adult seniors interested in a new-construction home to come out to the grand opening, tour a townhome model and learn about our plans for a development where multiple cultures are embraced on a daily basis,” she added.
The event, which is open to the public, will take place at the community from 3 to 5 p.m. at 900 Irving Park Road in Hanover Park. The celebration will give attendees an opportunity to tour a new model townhome at Verandah, as well as enjoy complimentary refreshments and listen to live music. Community leaders will also be speaking at the event.
Located on 11 acres along the north side of Irving Park Road just west of the Elgin-O’Hare Tollway, the $43 million Verandah Retirement Community is expected to finish construction on all townhomes by next year, with first move-ins taking place in the spring. The condominium building will break ground in the fall of 2019.
Base-priced from $290,000 to $450,000, townhomes at Verandah will range from 1,450 to 2,000 square feet and include two to three bedrooms, 2 to 2½ baths and an attached one- or two-car garage. Full, unfinished basements are optional. Buyers can choose from a two-bedroom, two-bath ranch plan or a two-story, three-bedroom, 2½-bath floor plan with a first-floor master suite.
“We’ve had an overwhelming positive response since we opened sales in the summer,” said Gupta. “As of early October, we’ve already sold 11 townhomes. Verandah offers the perfect solution for seniors looking to continue their active lifestyle and participate in unique cultural festivities close to home. Our high-quality designs combined with the property’s location near many temples, grocery stores and restaurants are attracting empty nesters and retirees wanting to remain close to family.”
All townhomes feature an open living room and kitchen layout, recessed lighting and an abundance of natural light. Living rooms include hardwood flooring, tray ceilings and a fireplace. A sliding glass door off the living room opens to a private outdoor patio overlooking a fenced, landscaped backyard. Kitchens include a spacious island, granite countertops, stainless steel appliances and stone tile flooring. Bedrooms come standard with carpet and have optional vaulted ceilings.
The decorated ranch townhome model on display during the event features a number of upgrades to show how buyers can personalize their home, including custom 42-inch maple cabinetry in the kitchen and baths, custom countertops in the kitchen and high-end hardwood flooring in the living room and guest bedroom.
Townhomes feature classic architecture with 80 percent brick exteriors. The property’s extensive landscaping will include a 1-acre pond, park and landscaped gardens. Walking paths will also be placed throughout the community.
At the center of Verandah will be its 20,000-square-foot clubhouse, which will provide a number of opportunities for seniors to socialize. The dining facility at the clubhouse will serve lunch and dinner daily, offering global vegetarian cuisine. Additional clubhouse amenities will include a recreation room, gym and activity studio, computer and library room, beauty shop and theater. Gala-style festivals and holiday celebrations from different cultures will also take place in the clubhouse.
“Verandah will be a place where all seniors – from those of Indian to American descent – can feel at home,” Gupta said. “We will be staffing the facilities with people that understand multiple languages, including Indian, and we will be offering entertainment popular to all cultures such as recent American movies as well as Indian Bollywood shows at the clubhouse’s theater.”
